Affordability

Home Design: In order to contruct a home you will need to have working drawings certified by an architect that a township can approve. If not already done this step will require the assistance of an architect to work through the issues of design (square footage, types of rooms, materials etc.) Several meetings are usually required. Please note that drawings from books or purchased via the internet rarely are sufficient to proceed with construction.

Property: If one does not already own the building lot, a search for suitable property needs to be conducted via realty agencies. One may already own property that still needs to be subdivided. Be aware that this process usually takes many months. There are also township and county building requirements to consider such as soil tests and conservation issues.

Cost: The total cost of the home can be determined based on having both a completed design and knowing the cost of the selected property with related issues. Your builder can provide you with a pricing package once these facts are in hand. If the home is already built a total sales price has already been determined by the builder.

Financing

Once the buyer has sufficient information on affordability, it's time to secure whatever financing will be needed. One may already have taken steps to be pre-approved for a certain size mortgage. The property and home design information will be essential to have in order to finalize any financing arrangements. Mortgage companies will arrange for an assesment of a home that is already completed for sale.

Contract
Once financing has been secured, the builder will prepare the building and/or sales contract for the client. For the custom project, working drawings and detailed specifications will be included.

Construction

Schedule & Site Meetings: The builder will develop a construction schedule. A firm delivery date can be determined once within 6-8 weeks of completion. During the construction process it is customary to hold site meetings with the client to discuss any issues or changes.

Walk Through: Upon completion of construction the builder and client will walk through the home to orient the client with mechanical systems, discuss how to care for the home, provide warranty information and serve as a final inpection.

Moving In
Mortgage documents shall be executed and the Certificate of Occupancy received from the local municipal authority. The builder will provide the keys to the new owner.

Post Settlement
The relationship between builder and client does not end with settlement. Any issues,warranty or otherwise will be addressed.
